Client brief was to design a country style home with lots of glass. The home was to have a main living zone running North/South, with two wings either side of it for bedrooms. At the rear was to be a large deck with pool and beyond this an out door entertainment area comprising built -in BBQ, Pizza Oven, Sink and large a TV that could be viewed whilst swimming. A wonderful and comfortable home for all the family to enjoy.
An additional request was made for a possible lower floor addition to be shown in plan for a "man cave" and possible later granny flat.

Client brief was to open up the home to the view to the South East and to provide a large entertaining area that overlooks a second swimming pool.
The home features the use of the glass-stax wall of glass bi-folding doors system to maximize the view.
We needed to create a new entry point as the old one was misleading to any visitors.
A new upper level was created for a quiet zone for the parents which included a study, home theater and parents retreat with a gas fire place. At a later stage, as the family grows up, this upper floor can be converted into a master bedroom, ensuite and walk-in-robe.
The old carport was demolished in place of a new double carport and single garage with a full overhead storage loft.

SPLIT LEVEL COUNTRY LIVING
The brief was to create a design from the sketch plan provided that enabled the home to be constructed as a staged project if necessary.
This was achieved by combining the laundry initially within the butlers pantry until the shed was built.

The pool and lower deck would be added at at later stage together with a covered walkway linking the main house to the shed.

The home is divided into three main sections to give maximum privacy. The large entry leads down 2 steps to the lounge, dining and kitchen area which leads directly to a large covered deck for outdoor entertaining.

A built in fire place to the lounge adds ambience to the home.

Heavy exposed barn like trusses to the main living area and a large concrete bench top with steel framed edges finish off this rustic inspired home.

The home sites on a large block so the owners required a comprehensive shed design to allow for a variety of work to be carried out.

The client brief called for the creation of an additional living spaces for a grand parent. As well as an additional office and kitchen makeover.
This we achieved by inserting an internal stair case to the lower level and running another flight up to the mezzanine office above the dining area as we had a high sloping ceiling.
The one bedroom granny flat has its own external access of the driveway and utilises the existing laundry piping for an new bathroom makeover.
It has a nice size living space which opens out onto a large deck for alfresco dining.
We have relocated the laundry to the outer wall of the BBQ area where it is hidden under a shelf and cupboards.

Mudjimba Esplanade is a modern, two storey, beach side residence. Designed to "close-up" for all weathers.
The seaward side alfresco terrace has two opening wall sections that open up on gas struts affording a controlled beachside aspect when vacating the residence or in bad weather.
The owners wanted to reverse the normal living areas in that the main living is on the upper level to take advantage of the natural sea breeze and views.
The block is only 10m wide, with a total 307.6 m2. We have however created some 273sqm of residence.
The home has a modern beachside feel with good natural airflow.
We have used vertical battens to the East and Northern Exterior walls to screen the sun and provide a nice privacy barrier from the adjoining neighbours.

MODERN TOWNHOUSE LIVING ON A NARROW BLOCK
A very comfortable and functional 3 bedroom + office home has been created on this 8.0m wide block.
Creative use of natural light has been the focal point in the design process.
With wall to wall zero boundary regulations we were faced with providing sufficient natural light to the lower level. This was achieved by designing a large void to the eastern boundary, affording good natural light to penetrate the adjoining rooms... office, kitchen and living.
This also provided a nice sheltered central courtyard, which can be used for alfresco dining or simply a private place to relax with a book.
The total floor area is 266.62m2 on a 224m2 block.

The Queenslander 2010 is a cosy home with loads of features.
Apart from the standard 3000m ceilings, extra wide verandahs and timber joinery there are several more special items added to this home... such as two back to back fire places, large gourmet kitchen, large study but best of all is the rotunda.
The rotunda allows for alfresco dining on a grand scale with the added feature comfort of the fire place to keep you cosy in the cooler nights.
The extra width of the verandahs allow for useable space rather than simply being a means of access or just shading.
The architectural plans were completed 26 November 2010 and construction was completed in November 2011.

McKees Rd Hunchy

TWO STOREY RENOVATION
The original home in Hunchy was a real challenge. We had to take this 70+ year old bunglow and bring it up to a 6 star rated home and still being mindful to maximise the dollar being spent on a budget of $150,000.

All the internal asbestos walls were replaced with plaster board and all of the exterior cladding was replaced with Linear weatherboards.
A large deck to the west is to be added in stage two.
The upper level was opened up to make for a better lifestyle flow to allow for a complete new kitchen, master bedroom with ensuite and walk-in robe.

The end result was very pleasing for the client. Extensively they have ended up with a brand new looking home wihout over capitalising the property.

We took a basic 3 bedroom brick and tile house and transformed it into a modern 4 bedroom plus studio residence.
The home flows much better now with the addition of the large composite, almost no maintenance deck.

With the addition of a double garage the home now has loads more storage space. Easy access from the living area out through a huge 6000 metre stacker door to the deck provides for a comfortable lifestyle.

We have chosen to clad the new pod additions with Shadow Clad Timber Wall Cladding. The new decking offer a nice indoor/outflow with excellent alfresco dining.
The new entry pod and rear studio are yet to be completed. Hopefully in a year or two's time.

We engaged Bob from BK Designer Drafting to help us find a solution to a somewhat challenging problem: how to add a modern extension to a 100+ year old Queenslander while retaining the character and feel of the original home.
A secondary challenge was how to tie the old and new home together without compromising the integrity of the existing structure and especially the existing roof considering the amount of rainfall along the Sunshine Coast.
We had some initial ideas and sketches to provide the vision for the desired outcome. From Bob’s first visit to the property to inspect the existing home and how we wanted to live in the extended home, we have been very impressed with Bob’s ability to listen and his attention to detail. It was very obvious from day one that Bob had a lot of experience, provided excellent feedback in regards to design options and there was a real sense of collaboration which helped progress the project efficiently and quickly.
Since we wanted to continue living in the existing home while the extension was being built, Bob was able to design the extension in such a manner that it can be built by itself as a ‘standalone’ module and can then be connected to the existing home with a breezeway roof connection. That approach had the additional advantage of retaining the integrity of the existing roof structure, resulting in reduced project cost.
Bob has a process with specific milestones that really suited our approach as well since specific date commitments allowed us to track the project, provide feedback and input in a timely manner and were able to arrive at finalised drawings in a very short period of time. When the project was nearing its initial design phase end, Bob was also able to provide us with referrals to other trades which he was comfortable to recommend based on his own experience with these trades.
We couldn’t be happier with the overall design phase of the project and can highly recommend BK Designer Drafting to anyone who is embarking on a building project!

French Tower & Villa

FRENCH TOWER AND VILLA
My brief was to design a tower to reflect a 400 year old French Villa and be as authentic as possible but still with today's’ mod cons.
A Villa was to be attached to the tower and was to reflect an obvious later addition and yet is set to look approximately 100 years old.
There was a further requirement for two large rural sheds.
The north facing site afforded magnificent views down the valley to The Glass House Mountains.

The tower was to be built in stone and have a fireplace, a bedroom with ensuite to the second level, and an office on level three with a possible view to the north.
The tower was to be linked to the villa by way of the stairwell and to have a 50/25 degree witches’ hat roof.

The Villa was to have one master bedroom upstairs with its own ensuite and have an open void to the lounge below.
The lounge was to have a fireplace and be an intimate room for those cool nights in the country. We required a large French style kitchen & dining area with a deck to rap around the northern and western sides of the Villa. Consideration had to be given for the SE & NE winds that really race over the hills and up the valley.
As my client breeds dogs and Llamas we needed a large laundry that could cater for both the farming needs and house on occasion puppies.

The first shed was to house the boarding kennels, two vehicles and have an office to a mezzanine.
The second shed was to house two vehicles plus trailer and have a large loft for storage.
Each shed was to feature a rough finish look to it with stepped stone to each exterior corner wall.

Due to the scale of the project and sloping block we had to create subtitle retaining walls to gain suitable access. The plan was to have several niches in the large western wall to soften it with trailing plants and a small water feature to the towers entry.
All rain water was to be harvested to four water tanks.
Grey water was filtered through a Biolytix Technologies Septic Tank Filter BF6 – with pump.

A very exciting and challenging project.

As we now look at the low quality of other homes around us designed by big name builders we are certainly glad we spent the extra time and money doing our research and don't have one of these houses that are placed in an estate with the same design only a few doors down. LARGE STAGED RENOVATION
The client brief required the single level home to opened up to give more living spaces and to make the entrance to the home more noticeable.

The budget required for the project to be staggered over 2/3 time frames. It was important to establish the long term goal as to how the home would ultimately look and thus we created a concept plan.

This was achieved by relocating the master bedroom, wir, ensuite and creating a retreat for parents and an office on an upper level.
The upper level is accessed via a U shaped stairwell which allows more light to enter the home and acts as the newly defined entry.
Access to the large covered outdoor alfresco area is off the living room through a large stacker door.
